Quitclaim Deed
AKA Statutory Deed. Where the grantor or the grantee guarantees that he/she holds clear title to a piece of real estate and has a right to sell it.

General Warranty Deed
A type of deed that provides a limited warranty of title. When a person transfers property by special warranty deed, they warrant that he/she has done nothing that would affect his or her ability to convey good title to the transferee.
Special Warranty Deed
AKA "enhanced life estate deed." “The best way to avoid probate and still maintain your property” The owner of the real estate, “life tenant”, retains complete control over the property during his or her lifetime.
